b.    Acquisition of Cavalli Parcel – 08-1446-GC                     Planner:  Jackie Campbell

Hearing on the request of the City of Carpinteria to consider Case No. 08-1446-GC (application filed on June 18, 2008), for a determination that the acquisition of the Cavalli property by the City of Carpinteria is consistent with the General Plan/Coastal Plan of the City of Carpinteria pursuant to Government Code §65402.  The application involves APN 004-047-001, addressed as 5103 Carpinteria Avenue.

This is a time for public comments on matters not otherwise on the agenda but within the subject matter jurisdiction of the Planning Commission.  Comments shall be limited to 15 minutes, divided among those persons desiring to speak, but no person shall speak longer than five minutes.  Persons wishing to speak on a specific item will be recognized at the time the agenda item is considered.

7.       CONTINUED PUBLIC HEARING

a.        Bouté Residence – 07-1413-DP/VAR/CDP                          Planner:  Nick Bobroff

Hearing on the request of William Araluce, architect/agent for Dan Bouté, to consider Case No. 07-1413-DP/VAR/CDP [application filed December 17, 2007] for review of a Development Plan and Coastal Development Permit to demolish an existing single family residence and detached garage and construct a new 2,370 square foot two-story single family residence (including an attached 383 square foot two-car garage).  The requested Variance would reduce the front setback from the required 50 feet from street centerline to a minimum of 43 feet 11 inches from street centerline under the provisions of the Planned Residential Development (PRD-20) Zone District; and to accept the Exemption pursuant to §15301(l), 15303(a) and 15305(a) of the State Guidelines for Implementation of the California Environmental Quality Act.  The application involves APN 003-436-002, addressed as 4717 Dorrance Way.

The applicant requests a continuance of this item to the August 4, 2008 hearing.

 

b.    Linden + 7th Mixed Use Building – 06-1289-DP/CDP           Planner:  Steve Goggia

Hearing on the request of William Araluce, AIA, agent for Laxman Perera, to consider Case No. 06-1289-DP/CDP (application filed April 17, 2006) for approval of a Development Plan and a Coastal Development Permit under the provisions of the Central Business (CB) Zone District, to permit the remodel of an existing 3,374 square foot single story restaurant, the construction of a new 1,575 square foot first floor commercial addition and three new one-bedroom apartments on the second floor; and to approve the Mitigated Negative Declaration pursuant to the State Guidelines for Implementation of the California Environmental Quality Act.  As a result of this project, significant but mitigable effects on the environment are anticipated in the following categories:  Aesthetics, Air Quality, Cultural Resources and Noise.  The MND and all documents may be reviewed at the Community Development Department, 5775 Carpinteria Avenue, Carpinteria.  The MND is also available for review at the Carpinteria Public Library, 5141 Carpinteria Avenue, Carpinteria.  The application involves APN 003-314-001, located at 686 Linden Avenue.
